Mr. Dunn was the building manager of a mid-Manhattan office building. One of the offices located in his building was the law office of Nelson & Murdock, attorneys at law. (Of course, Mr. Dunn did not know that his renter, Matt Murdock, was actually the super-hero Daredevil.)

One day Mr. Dunn approached the office secretary, Karen Page, to ask her about the office's rent (which was apparently due). This conversation was cut short, however, because Karen fainted right in front of him.

Mr. Dunn was apparently a very "stand-up" sort of guy. He immediately rushed Karen to the hospital and then he told Mr. Murdock about what had happened to his employee.

(Karen Page fainted because she had just rushed to the law office after seeing the Gladiator attack her other employer, Foggy Nelson, who was trying to impress her by dressing as Daredevil.)
